Kristina VankovaThe Žižkov freight station (nákladové nádraží Žižkov) in Prague is on the cusp of a major transformation. This former freight station, one of the largest brownfield sites in Prague, is being developed into a modern district that will offer a mix of services and housing options.
The Prague 3 councilors have approved a contract with Penta Real Estate, one of the developers involved in the project. Other developers are either currently building or planning to build on the freight station site. Collectively, they will contribute CZK 1.5 billion to the city’s public infrastructure.
Finep, a leading developer in the Czech Republic, is planning a new project called U Staré cihelny. This project will feature approximately 1,200 flats and 1,110 parking spaces, along with non-residential premises, a new five-class kindergarten, and an office building.
Penta Real Estate’s project, Rezidence Nádraží Žižkov, will offer a total of 530 flats, 10 non-residential units, and 700 parking spaces. The developer will also contribute nearly CZK 100 million to the construction of public amenities.
Pavel Dobeš from the City Hall noted that the Žižkov brownfield has been under discussion for almost 20 years with limited progress. However, recent years have seen significant strides, and the first contracts with two out of six developers mark a historic milestone in this journey.
The main station building, opened in 1936 and designated a cultural monument in March 2013, is a unique building unparalleled in the world. A study by the Prague Institute of Planning and Development (IPR) suggests that the new neighborhood could house up to 15,000 inhabitants.
